Property Description

6+ acres wooded lot with views of the Susquehanna River. The Mason-Dixon Trail runs through the property. The home site is adjacent to the Indian Lake Christian Camp and less than 1/2 mile from the Glen Cove Marina. The Seller will complete the percolation testing of the parcel prior to settlement, at the Seller's sole risk and expense. See MLS documents for detailed Brochure, percolation plan, history of the property and surrounding area. SPECIAL NOTE: The development of this property as a single family residential home site is subject to the satisfactory results of wet-weather season percolation testing. The Seller submitted the application for the wet-weather season percolation test in February, 2026. The wet-weather season percolation test application was not scheduled due to the shortened wet-weather percolation test season, based on current water table factors. Percolation testing on this property must be completed during the wet-weather season. Therefore, the scheduling of percolation testing on this property is delayed until February, 2027. The Seller will consider offers in "as is" condition or will wait until the 2027 wet-weather season percolation testing. Please see the email from the Harford County Health Dept., dated April 14, 2026 in the MLS documents.
